Amenities available into the rooms/suites
Our accommodations provide soundprouf windows, heating, air conditioning, smart TV, private bathroom with hairdryer and complimentary toiletries, vertical iron, bathrobes on request for stays longer than 3 days, safe, kettle and tea bags, snakes, cold water, refrigerator, microwave oven, coffee machine, kettle with tea and herbal teas, plates, glasses and cutlery, snacks

Tipically the kitchenette (in Double superior room) cleaning up to the guest, it can be possible to a surcharge of € 15,00 per day for extra cleaning. Typically we are changing sheets , towels and linen every 3 days. Extra changing only on request (extra charge € 15,00 per person)

Parking
Free public parking nearby and paid public parking in front of the structure (extracharge € 15,00 a week). You can get a private parking upon availability and on request (extracharge E 12.00 per day). Our property features a private parking right outside the front door for unloading and loading luggage. Please, let we know about your preference and the size of your car in order to book the parking you like
Aereoport Shuttle
On request to and from the Pisa and Rome Fiumicino airports. Service fee, the prices depend by the season and the arrival and departure flights schedule.
Bicycles
Follonica lies in a flat location, therefore you can easily use the bicycle around the city, even to reach the nearby beaches. There are many paths and trails in the surrounding area for mountain biking, too. Upon your arrival we can point out several affiliated shops for renting bicycles. The Domus Socolatae provides a locked garage just for bicycle parking, too (extracharge). There are bicycle parking spaces right in front of the building.
Beaches
The city of Follonica is known for its long equipped beach, as well as for the nearby wild beaches of Calaviolina, Torre Mozza, Carbonifera and Parco della Sterpaia. Restaurants & Shopping
There are many affiliated shops and typical restaurants of the Maremma cuisine near the structure, as the Domus Socolatae Residenza d'Epoca located right in downtown. You are spoiled for choice.
Transports
You can easily get Follonica by train. In addition to buses and bykes, you can move thought Follonica by a small train, too. There are public services to reach the surroundings. We can also provide private vans to reach the nearby places to visit.
Thermal baths
We have entered into agreements with the nearby Calidario Thermal Pool. You can request all the information at the reception upon your arrival. Interesting to visit the nearby Terme di Sasseta (Il Cerreto), too.
Parks
There are many parks both naturalistic and artistic or thematic surroundings. Ask at the reception upon arrival, we will provide you all the necessary information.
Wineries and gourmet
Maremma is famous for good food and wine. Domus Socolatae has entered into agreements with the Rocca di Frassinello winery (designed by Renzo Piano architect) for visits and testing, for individuals or groups. Ask for information at the reception upon your arrival.
Facility rules
Time and minimum stay
Minimum stay: 3/4/7 nights in medium and high season. Possible shorter stays, according availability.
Reservations, payment terms and cancellations
You can send your question to: domussocolatae@gmail.com or make a booking by our website. We accept credit cards, banking transfers and cash. The reservation is confirmed only after the receipt of the deposit or credit cards guaranty. In the middle and high season no fee will be charged in case of cancellation or modification up to 14 days before the date of arrival. Cancellations or changes made after this deadline it is held the deposit of 100% of the entire stay. In low season this period is reduced to 5 days and the first night stay penality. In case of no-show 100% penaly of the entire stay.
Check-in and check-out
check in is from 14:00 to 22:30. Check-out is required before 10. Early or late check-in - late check out is possible based on room availability. We are grateful if you’d make us know about your arriving time and you'd inform us when you are going to get Follonica (10/15 minutes afar ), in order to give you the best welcome service. DYS CHECK IN is available and we are pleased to send you all the information about it, approaching the day of arrival and according your need. On request you will receive a message with all the instructions for conveniently checking in at any time starting from 2.30 pm, without time restrictions. We are available by phone or by whatsapp by numbers 00393357729407 7 00393389368207 for any need. The following morning we will proceed with the registration of your documents;

Behavior in the rooms/suites and in the public areas
Insite the accommodation it is forbidden to use any type of stoves and heaters, open flames and any electrical equipment that is not part of the normal complement of the room, except electric shavers, hair dryer, battery recharge for mobiles and PC. The management declines any responsibility in case of any damage caused by personal power surges. Please follow the advices described in specific posters displayed in various areas of the structure. Any activities that might disturb other guests is not allowed. We kindly request you a proper attitude according to the structure and to respect peace and quiet.
Privacy
we can make a friendly chat from time to time, if you wish, and we will be happy to give you all the information you can spend a pleasant holiday in Follonica and surroundings. Upon arrival, our guests will be asked to sign the consent pursuant to Article 13 of the New European Regulation for the Protection of Personal Data (GDPR).
Pets
No pets in Residenza d'Epoca. If the guest doesn't respect this rule he will be charged the total price of the booking and the reservation deleted as no show (100% penalty)
Children
Our " dwelling" is meant for guests seeking a quiet, exclusive atmosphere to relax as a couple or have fun with few friends. The property, according it's characteristics, is reserved for adults - and kids over 16 years old - only. If the guest doesn't respect this rule he will be charged the total price of the booking and the reservation deleted as no show (100% penalty)
Smoking policy
Smoking only in the garden. If the guest doesn't respect this rule he will be charged a fine of a € 100.00 (hundred euro)
Local tourist tax
The municipality of Follonica has established the tourist tax (City Council Resolution no.16/2012) following the rules dictated by the recent Legislative Decree
23/2011.
The tax revenues will be used to support projects to restore, enhance and promote the wealth of the territory and in particular services and tourist accommodation.
The tax rates are applied per person, per night, up to a maximum of 15 consecutive days.
From 2013, the tax will be applied during the period June 1 - September 30.
They are excluded from payment of tax:
- The officially registered residents of the City of Follonica;
- Children within sixteen years of age;
- The bus drivers and tour guides who give assistance to groups organized by travel and tourist agencies with at least twenty five participants. The exemption is applied to each
coach driver and tour guide every twenty-five participants;
- Volunteers who offer their own social service in town, working for events organized by the Municipality, by the Province of Grosseto or by the Tuscan Region, or during
environmental emergencies; for each initiative, the organizer of the event will define the list of operators and stakeholders;
- Members of the police forces, state and local, as well as the national corps of firefighters who stay, even temporarily, for service requirements;
- Employees of tourist accommodation who will stay for work;
- Athletes and their companions officers;
- Employees staying for work reasons.
